You sent me a purchase agreement, how will this work?
The purchase agreement describes the terms of the sale including the parcel number of the property, the sale price, and the estimated closing date. It has everything a title company needs to prepare for closing. Once you sign and return the purchase agreement, I’ll follow up with you to confirm the property information. If everything looks good to us both, I’ll send the agreement and your contact information to the title company to open escrow.
I always use reputable title companies to issue title insurance, prepare the transfer documents, and handle the money. The title company will work with you throughout the process, answer any questions you may have, and send the funds directly to you when we close.
What will you do with the property once you buy it?
Each property is unique, so it depends on several factors including size/acreage, location, access to utilities and roads, and terrain. For example, with larger properties I may make improvements (fix roads and fences, improve access) or explore subdividing. With smaller properties and residential lots, I may consider building on it. It just depends on the property, the market, and how much I have on my plate.
No, I buy direct from sellers. There are no middlemen and there is absolutely no cost for working with me. In fact, I pay all the usual closing costs including those typically paid by the seller (e.g., state or county transfer taxes, recording fees) just to keep things simple.
Sellers may have some items that reduce their sales proceeds such as payoff of existing loans/mortgages and other liens, prorated property taxes, and HOA/LOA fees, if any.
I always move as quickly as possible, but the timing mostly depends on the title company and how quickly they can complete the title search and prepare the closing documents. Assuming the title is clear and all the owners on title are available to sign the closing documents, transactions are usually completed within 3 to 5 weeks of signing the purchase agreement.
The title company typically pays the sellers right after closing, once all the closing paperwork is signed. They'll send you a check or wire funds directly to your bank account, whichever is most convenient for you.
Because I do exactly what I promise! Integrity is one of my core values and that means operating as promised. Please note that sometimes I find things during due diligence that I could not anticipate. When this happens, which it rarely does, I’ll let you know right away and try to figure out a way to move forward that works for everyone. In some rare cases, I’m unable to purchase properties because they have issues that are difficult or impossible to fix (e.g., significant wetlands, no legal/physical access, extreme slopes).
In addition, there are some shady characters out there so please proceed with caution! Unfortunately, I’ve dealt with several scammers over the years including people trying to sell me property that they don’t own. That’s why I always use professional attorneys and title companies, who are licensed and insured to do business in the county the property is located, to complete all transactions. They handle the closing paperwork and all the money to keep you and me safe.
Yes, if you have a “bottom line” price I’m happy to take another look at the property and see if your price will work. Sometimes I’m able to pay a higher price if the property has positive attributes (like a great view or beautiful stream) I didn’t take into consideration.
