Yes, please call or text us Toll Free at (888) 839-5088 or send an email to [email protected]. We'll contact you ASAP (usually under an hour during normal business hours) to discuss the property and any questions you may have about the selling process.

You sent me a purchase agreement, how will this work?

The purchase agreement describes the terms of the sale including the parcel number of the property, the sale price, and the estimated closing date. It has everything a title company needs to prepare for closing. Once you sign and return the purchase agreement, we will follow up with you to confirm your information and ensure the property meets our criteria. If everything looks good to us both, we’ll send the agreement and your contact information to the title company to open escrow.

We always use reputable title companies to issue title insurance, prepare the transfer documents, and handle the money we are paying for the property. The title company will work with you throughout the process, answer any questions you may have, and send the funds directly to you when we close.

What will you do with the property once you buy it?

Each property is unique, so it depends on several factors including size/acreage, location, access to utilities and roads, and terrain. For example, with larger properties we may make improvements or explore subdividing. With smaller properties and residential lots we may consider building a house or reselling to a home builder, it just depends on the property, the market, and how much we have on our plate.

Is there a cost for your services?

No, we buy direct from sellers and there are no middlemen and there is absolutely no cost for working with us.  In fact, we pay all the usual closing costs including those typically paid by the seller (e.g., state or county transfer taxes, recording fees). 

Sellers may have some items that reduce their sales proceeds such as payoff of existing loans/mortgages and other liens, prorated property taxes, and HOA/LOA fees, if any.

How long will it take for me to get paid for the property?

We always move as quickly as possible! We have funds readily available, but the timing mostly depends on the title company and how quickly they can complete the title search and prepare the closing documents. Assuming the title is clear and all the owners on title are available to sign the closing documents, transactions are usually completed within 3 to 5 weeks of signing the purchase agreement and opening escrow. The title company typically pays the sellers within a day or two of closing, once all the closing paperwork is signed. They'll typically send you a check or wire funds directly to your bank account, whichever is most convenient for you.

I received another offer for my property, why should I sell to Primo Land?

Because we do exactly what we promise! Integrity is one of our core values and that means operating exactly the way we tell people we operate. Please note that sometimes we find things during due diligence that we could not anticipate. When this happens, which it rarely does, we let you know right away and try to figure out a way to move forward that works for everyone.  In some rare cases, we are unable to purchase properties because they have issues that are difficult or impossible to fix (e.g., significant wetlands, no legal/physical access, extreme slopes).  

In addition, there are some shady characters out there so please proceed with caution! Unfortunately, we’ve dealt with several scammers over the years including people trying to sell us property that they don’t own. That’s why we are use professional attorneys and title companies, who are licensed and insured to do business in the county the property is located, to complete all transactions. They handle the closing paperwork and all the money to keep you and us safe.

Your offer is too low for me, will you negotiate?

Yes, if you have a “bottom line” price we are happy to take another look at the property and see if your price will work. We are sometimes able to pay a higher price if the property has some attribute we didn’t take into consideration, and it still makes business sense to do so.
